APPLICATION CRITERIA



What is the minimum income requirement?

A: The monthly income must be 3 x the monthly rental amount.



What is the minimum credit score requirement?

A: credit requirement varies by property.

– Treehouse A – 620 min– Countryside 5- 307 – 600 min

however, we review each credit report. 



What if I do not have a co-signer, cannot provide proof of income, and/or do not have a credit score?

A: Applicants can provide a $1000 security deposit and proof of current enrollment at UF in lieu of the credit score and proof of income.



What are reasons for denial on a background check?

A:  Reasons why an applicant may not pass a background check include:

1. Whether the applicant has ever been convicted of any sexual-related offense or VCAP (Violent Crime Against Person) that was adjudicated guilty or had the adjudication withheld.

2. Whether an applicant has been convicted, has a felony record, or a 1st-degree misdemeanor adjudicated guilty or had the adjudication withheld.

3. Whether the applicant has falsified information on the application.

4. Applicant has landlord debt within the last 7 years.

5. Collection accounts exceed 15% of your credit profile. 

6. Delinquent accounts exceed 15% of your credit profile.

7. Applicant has an initial filing or eviction within the last 3 years, or multiple evictions within the last 7 years.

8. Applicant has a credit score under 600 or 620.

 



How long can I hold the property before starting the lease?

A: In order to hold the property, the applicant must provide the security deposit and the first month’s rent within 1 week from when the application was approved and the lease was signed.



If I live out of town, can I submit an application without seeing the property?

A: Anyone can submit an application; however, we will not procure a lease until you can either tour the property in-person or “virtually” via video call.



When will my application be reviewed?

A: Applications will be processed on a “first come, first served” basis. Please allow 3 business days to receive a response to your application.



What happens if my application is not processed?

A: For applications that we received but were not processed due to a lack of available rooms, we will issue a refund of the application cost minus a $10 processing fee. We will process applications on a “first come, first serve” basis while communicating to any applicant whose application was not processed about their refund.



When do I have to sign the lease?

A: Once you are notified that the lease will be available for review and signature, you have 3  business days to review and execute the lease agreement. 

If you were approved and decided to not execute the lease, you will forfeit the Administration Fee and Holding Fee. 


What is the next step once the application is approved?
Once your application is approved, you will receive an email and/or text message letting you know where you can remit payment for the Administration Fee and Holding Fee. This fee is due within 2 days from when you first received notice that your application was approved. Failure to remit the funds may cause your application to be canceled. 


Is a copy of the lease available for review?
Yes, we can provide a blank copy of the lease upon request.  


What if my move-in date starts on a day other than the 1st of the month?

If your move-in date starts on a day other than the 1st of the month, you will be billed for the next month’s rent at move-in and will pay the prorated amount for the month that you move in on the second rental pay period.

Which are considered acceptable proof of income?

A: The following are some examples of acceptable proof of income: Pay stubs, LES, W2s, retirement, court decree on child support or alimony, and a letter from CPA on company stationery stating economic standing. If you are a self-employed applicant, you must provide at least two years of tax returns.



When is rent due?

A: Rent is due on the 1st and it’s late after the 5th of the month.



What is the late fee?

A: The late fee is $50 for the first day it’s late and $5 for each additional day.



When is the security deposit due?

A: The security deposit is due at the time of lease signing along with the lease preparation fee.



What is the application fee?

A: $55 per application. Each tenant and cosigner will need to submit an application and pay an application fee. 



What is the administration preparation fee?

A: $200 per lease. This fee covers the cost of getting the property ready for your lease, which includes: scheduling, cleaning, arranging for copies of keys, sending the lease for signatures, and creating the move-in report. The administration fee is due within 2 calendar days from when the application is approved. 



What is the required security deposit?

A: $500 per applicant (non-refundable)



What are the requirements in order to move in?

A: 1st month’s rent and the security deposit.



What is the Holding Fee?

The Holding Fee is equivalent to a full month’s rent and it is due within 2 day calendar days from when the application is approved. Upon signing the lease, your holding fee will be applied to your first month’s rent. 



How much money do I need to lease a room?

A: The total cost for one applicant will be $1405 approximately:



What is the required non-refundable security deposit?

The non-refundable security deposit is $500.

Are the common areas furnished?

A: Yes. 



Are the bedrooms furnished?

A: depending on the property, some rooms may or not be furnished



Is there an indoor washer & dryer?

A: Yes



Is there a fully equipped kitchen?

A: Yes – Our units include all major appliances including a full size refrigerator, dishwasher, stove, microwave, washer and dryer



Can I change the color of the walls?

A: No – we do not allow any changes to the interior of the property.



Are pets allowed?

A: No – we do not allow pets



Is this a smoke free living space?

A: No smoking or vaping allowed.



When will my keys be released to me?

A: Keys will be available on the first day of occupancy

GENERAL



Do you do short term rentals?

A: At this time, for our room rentals,  we are providing leases of 7 months with option for month to month after.



Can I sublease my room?

Yes – if you find an applicant that passes the application criteria and screening process, you can sublet your room an only incur a $300 subleasing cost. ** You are responsible for the lease until the property is successfully sublet.



Do you accept HUD housing vouchers?

A: No, we are not accept vouchers at this time.
